Stamp Duty after April 2025 — what's changed and who pays more

The April 2025 Stamp Duty changes lowered the nil-rate threshold from £250,000 to £125,000. For Lancashire buyers that's still meaningful — most of our sales sit below £250k — but it's worth understanding the new bands.

The post-April 2025 SDLT bands

  • £0–£125,000: 0%
  • £125,001–£250,000: 2%
  • £250,001–£925,000: 5%
  • £925,001–£1,500,000: 10%
  • £1,500,001+: 12%

First-time buyers still get relief up to £500,000 (5% on the portion above £300,000).

Worked examples

A typical Burnley terrace at £155,000: SDLT is £600 (2% of the £30,000 above £125k). A semi at £225,000: £2,000. A larger family home at £350,000: £8,750.
