Moving home is one of the most important decisions you are likely to make in your life so let us take the stress out of the moving process.

Step 1
Obtaining a valuation
The process begins with a valuation by one of our professional, experienced valuers. At Petty Real we will provide you with a realistic valuation and a figure that we feel will sell the property quickly and in the time frame you require. That's why we have so many clients who come back to us — they trust us and know the high level of service that we provide. With a 56 day completion timescale you have time to organise your finances and arrange a mortgage with our trusted in-house mortgage advisors.

Step 2
Marketing
Once you've decided to make the move we will prepare a set of particulars which includes professional photography, 360 degree virtual tour and floor plan. Should your property be set in large gardens or acres of land we can provide drone footage/photographs to highlight the area as a whole together with a site plan.

Step 3
Public auction
Our valuer may recommend your property be sold by public auction — a different modern method of auction. We would set an auction date and undertake a marketing period of approximately 5 weeks quoting a guide price. Once the property is sold on the auction date contracts are exchanged on the same date and completion normally takes place 4 weeks thereafter. This process can work well with properties which need a bit of TLC.

Step 4
Negotiating a sale
Once the property is marketed it won't be long before interest and offers start to come your way. Our experienced sales team will help you to negotiate the best price on your behalf by asking what the position of each buyer is and help you with advice before you decide to accept an offer and agree a sale.

Conveyancing
We have our own in-house legal department who can provide competitive quotes and are ready to assist in making the sale run as smoothly as possible.

Progressing the sale
Let us take the strain out of the sale process by following up with both legal sides to progress your sale as quickly as possible including any other parties in the chain.

Step 7
Exchanging contracts and completing
Once the signing of the contracts has taken place and the money has exchanged hands it's time to pass the keys over and move out. Should you not be available we have a team of experienced viewers who are able to pass keys over on moving day, or our offices can deal with the keys on your behalf.
